Development Option 4 - Multiple Properties
This option is suitable for an single investor
or
an investment club which fractionalises the land to each investor by allocating a notional plot to each or issues private company shares. If you are interested in doing this with the land then you might want to read here. It is perfectly legal in Cyprus.
Buying a share of a plot is possible and it is not sectioned off. It has a name (excuse the spelling) its called “moushterekiko”.
What it means is you have a share, you should get title deeds for the share (it won’t say where this share is but within the 10000 m2 and you will own a fraction of it.
Now, you cannot build on this share until it gets broken up into plots, because no one knows which part is yours!
The principle of the capital appreciation is in purchasing land which is zoned Agricultural and “developing” it into building plots.

If a bore hole is provided and an olive grove, for example, is planted then after say, three to five years, it is possible to make an application to the Land Registry for subdivision of the land. Certainly 3 large plots or may be 4.
The alternative is to hold the investment until a major development company is interested in purchasing several large plots for a major development.
There is already one major development proceeding in the Choletria area. Elpida Golf Resorts. There will undoubtedly be more as it is understood that this family owns other plots in the area.
This is the option which can generate huge capital appreciation.
It is understood that the owners of land adjoining plot 375 include a successful Cypriot land trader (civil engineer) at plot 367 who is also associated with family of another very major company in Cyprus who own plots 524 and 525.
