Rather than purchase a “run of the mill” developer design property in busy, overlooked holiday estates or complexes many people are turning to the country areas where they can build to their own design and requirements.

But some land can be too expensive.  On the Kissonerga Ridge overlooking Coral Bay just one donum (1337 m2) will cost Euro 250,000 (old CYP150,000) which at a 10% coverage ratio you home is limited to 134 m2.  If you want a larger home then purchase two plots !!

But just 15 minutes from Paphos International Airport you can find an affordable development plot for Euro 140,000 for a single dwelling.  At 10,000 m2 and 10% you can build what you can afford and guarantee you view for ever because you own the view !!

And you can have your own Grand Designs Project.  We have always thought that this design by Chilean Architects would suit the land, the mediterranean environment and the style of the area.

The value of individual villas has gone up considerably in two years particularly bungalows on agricultural plots. If you search bungalows on Buy Sell you will hardly find any.

A registered Architect in Cyprus, in conjunction with a registered Civil Engineer, could adapt that design for local foundation needs or you can just design what you want.
