1.  Land situated at Choletria village in Paphos District, registered with the Land Registry in Paphos with registration details number of registration 3785, sheet/plan: LII/1 (1:5000), Plot 375, covering an area of 10.034 m2.

2.  The land has no mortgage on it and title deeds are available right away.

3.  AIK Mains Electricity is nearby, supplied to the existing bungalow at the public passage.

4. Both Agricultural and Municipal water supplies are nearby and available. The land is considered suitable for the provision of a private bore hole. Government Grants are available.

5. The plot is within 600 feet (180m) of the registered public passage.

6. The vendor has met the owner of the adjoining plot (367) who has provided a drawing showing that an access passage is already planned across Plot 367 by which access can be made to Plot 375. The owner of the adjoining Plot 367 has already indicated where a short length of passage can be added to access Plot 375.  The only formality is for the new owner of Plot 375 to make a formal application to the Land Registry.  In Cyprus Law permission for this access cannot be refused.

7.  Geology.  The land is several kilometers from the old village.  The Geological Survey Department (GSD) is an official department of the Republic of Cyprus Government.  The GSD has published  the Geological Map of the ¨Ayia Varvara – Pentalia Area¨, Sheet 17 III, 1999.  The vendor has a copy and has uploaded a copy of the relevant area.

The GSD has been provided with the Land Registry reference and the GSD has looked up the precise position of the plot on the Geological Map.  Additionally, the GSD has supplied the following advice in writing.

“Many houses have been already constructed in this soil in Pafos area. Your plot is underlain by rock fragments dispersed in a reddish clayey silty matrix. It has been identified as the Kathikas Melange.”
